London housing solutions not paying rent

I have two properties leased with London Housing Solutions, one property is more than 28 days passes due date, the lease states 20. If the rent due shall be 28 days in arrears at anytime the landlord may re-enter the premises and the lease will end forthwith. I have emailed them and told them of my intention to take back the property but they are not answering phone or email, they effectively are 2 months plus in arrears, It would be difficult to just take the property back as it is tenanted and tenants have rights ,I believe the tenant is on housing benefit ,the only way i can think of is for the tenant to pay me direct I also have another property with rent due 4 days ago and think this will be the same in 4 weeks time i am 2500 pounds owed and want advice on the best way to proceed. thanks clive wright
