Ending a 12 month tenancy agreement

My tenants informed my management agents they wished to leave the property 4 months into a 12 month agreement. The agents informed me that the tenants were made aware the property was being returned to the market to enable them to find a new tenant to allow the existing one to move. next thing i was informed that the new tenants will leave halfway through September and have paid the rent up till then, no new tenant has yet been found, please advise?
