I have given my flat to an Agent on a 1 year lease. It was agreed that the tenants will be Professional (no DHSS) no pets and rent on time. The current tenants they put in moved in June . they have a dog, dhss and my rent has been paid in one month arrears since then as i had asked them to find me suitable tenants and get this one out after the first few days when we could smell drugs being smoked in the flat. The Agent came and saw for himself the dog and smelt the drugs. It is now January and over 6 months they keep on promising they will move them and to give them a couple more weeks but nothing has been done. Every time i ask them to issue them a notice they say it will prolong things more as we will have to take her to Court. Agent has a shorthold tenancy Agreement with the tenant. I have young children who are affected by the smell of the drugs as we live upstairs. We cannot put up any longer with the tenant or the Agency.Where do i stand. Please kindly advice
