Non payment of rent

My current tenant has been in the property for approx 3 years and has always paid rent on time direct to the designated bank account[7th of the month].
This month[June 2013] they have failed to pay.
I have tried to phone and text but no response! I called round to see if we could talk and there was no answer at the door even though the car was there and the upstairs windows were open. Garage side door also open.
I have not been round for a very long time and the gardens were a disgrace and there was paint or spray paint on the outer garage wall.
I would like to resolve this but need advice on the best course of action.
Any advice would be greatly appreciated.
