New figures show that nearly £1m of the £20m set aside for discretionary housing payments in 2010-11 by the Department for Work and Pensions (DWP) was left untouched by councils.

Too many tennants!
I rented my property (a 3 bed semi) to my 2 adult tennants almost 2 years ago. Although they pay the rent, since then she has had 2 more adults move in. When I challenged her, she stated that it was a friend she was helping out whose marriage had ended and that it was for a few weeks only. That was 7 months ago. Since then her son has also moved in after he split with his girlfriend. Aside from the fact I have no idea where they are all sleeping as the third bedroom is a box room, where do I stand with the mortgage etc? The rent agreement states two adults and I feel like she's fobbing me off my essentially sub-letting....

I rented a house for the past 32 months via a property management company. It was rented to some one on housing benefit. The payments were in advance and lunar calendar months (every 4 weeks not monthly - ie 13 payments per year). After doing year ones accounts 13 payments had gone through my account/ books so hadn't notice the tenant had started to fall behind. The following year I did the reconciliation and noticed she was a period behind somewhat, which coincided with her leaving the property. After fully reconciling I realise I am 3 and 1/2 periods behind in the rent as she hadn't paid for 6 weeks prior to leaving. The management company have said they they have the £500 bound but I am still out about £900. Is there anything I can claim off either the tenant or the property management company. Do I go to a solicitor? and what are my chances? Can I sell the debt on to a bailiff - a bit drastic I know but maybe the threat may encourage a payment?...

Compensation from managing agents
I have full management by agents on a property I own. The managing agents have organised a repair to a water leak very slowly, so much so that the property was deemed uninhabitable.
