What monies should I collect at the start of the tenancy
I am a little confused, if I rent my property out at 475pcm do I collect a month in advance plus one month plus a ...No comments - anyone there?
I have submitted 2 articles for which I requested advice ( 13 days vacation, managment agency reason for concern) and have had 0 comment. I am surprised that the site produces so little response and would hope that after I have been a landlord for a while longer I would be able to share some experience or advice. A full management agency for my property has incurred costs by using a private contractor for work which was the local authority responsibility and are refusing to reimburse. They have failed also to advise of serious damp problems discovered by another agent engaged to re-let the property which is making it unlettable in this condition. My property is let on an assured shorthold tenancy for a term of 12 months ending 30th December. There is a clause in the tenancy stating that the tenant must allow access during the last 40 days to show potential buyers/tenants the property. I know it is not yet at the 40 day stage but there is also another clause which states with 24 hour notice the tenant must allow access for repairs, inspection and any other purpose. Do you think that this clause overrides the other clause so that I can get an injunction to force the tenant to allow access?Advice needed - previous tenant
My tenant has given notice to vacate my property, in line with the agreement. However, her boyfriend was living with her and since their relationship ended, things have a potential to become quite nasty. He was not on the tenancy agreement and damage was done to my property as a result of his recreational activities, involving illegal drugs. This resulted in extensive building work (at a cost of £4,000) which needed to be claimed through the buildings insurance. He has left a fridge, tumble dryer and washing machine behind and was given notice to remove these from the property by 23/04/10. They are still there. He has made no attempt to contribute towards the cost of the property repairs and is ignoring messages to remove these items. Where do I stand legally? Can these items remain in the property or am I able to take them to the nearest skip?tenant guarantor

As the landlord I have an agent who sub lets for me and I have been disgruntled with their service of full management. I have been abroad for the last year so have sporadically checked my rent payments which seemed up to date. When my tenant left I have noticed 2 missing payments (one payment she says should be there which she is checking with her bank) and other she did not pay as it covers Rentokil which had to called to exterminate bed bugs she brought into the flat. A prospective renant has paid his deposit and although the agreement has not yet been signed he wishes to back out. After receiving his deposit I immediately had the gas safety check done and have also given away wardrobes that he did not wish to keep in the house.
