Under the new regulation, landlords will have to carry out routine maintenance work within pre-agreed times, do more to tackle antisocial behaviour, and allow tenants a greater opportunity to get involved in the management of their homes.
The Government has appointed the Tenant Services Authority (TSA) to regulate the approach. Peter Marsh, Chief Executive of the TSA, said:
"We welcome the Government today confirming that our powers will be extended and the standards we're developing for landlords will apply to local authorities as well as housing associations from April next year.”
He added that ‘regardless of which social housing provider they rent from, all tenants will receive a similar standard of service in the future’.
Landlords that fail to comply with the new rules could face large fines or lose the property management rights to another organisation. So far, the plan has been trialled with the East Midlands Housing Association, the Hanover Housing Association and the London Borough of Hounslow.
