Tenant has not given notice of leaving but not paid his last rent due 3 weeks ago, neighbours say house has been unoccupied for at least 2 weeks, and a number of neighbours noticed him loading boxes into a van for a number of days before that. Also always had cars on the drive and in garage - but none now. Garage was left open with lights on - a neighbor had to close it. Curtains all drawn so can't look into the house. Tenant has changed locks so can't go into house to inspect. Have texted and called him but no answer. 
Originally short-term tenancy agreement for one year (through agent). Renewed privately at expiry for a further year. This expired 6 months ago, so on periodic tenancy. My problem is, how do I go about legally accessing my property so that I can clean/refurbish as required and place it back on the rental market?
