This may sound strange, but I have some long term tenants in my property that have fallen into arrears by almost 2 months now. Having double checked their payment record I have also noticed there is one payment outstanding from 2013. Now I am shocked that this slipped through the net. More importantly, what's the best approach to get this back? 
I was planning on writing to them detailing the full outstanding amounts due, including the historic payment. However they may claim to be genuinely unaware of this. Either way just wanted your thoughts on what the best approach is?
