My letting agent has just written to me stating that the HSE law has recently changed, and that ALL properties have to have a legionella assessment. They have asked us to provide documentation to prove that we have had it done, or they can charge us £95 to have a company do the assessment on our behalf.
Something about this does not seem right, as the HSE's website seems to indicate this is more for properties/places of work that have 5 or more employees. It says that we need to make sure our tenant is safe (over which we have no hesitation), but we do not need to have any formal documentation or have to use an approved contractor. Source:
For context, it is a 1 bed flat that is only 4 years old, with one tenant and electric heating/hot water. Does anyone have any experience of this and know if we need to get anything formally done? I can't seem to find anywhere online that says we have to, but the letting agent seems to think we do?
