I've been very stupid but need to get this tenant out…

I let a tenant move into the property with just a deposit whilst her paperwork went through with the Housing Benefit Dep at the council. I get the feeling Im being given the run around, its been over 4 weeks and still excuses about this and that as to why it hasnt gone through yet.

I know Ive been stupid but there were a few reasons why I let her in before I had the confirmation but given the fact the last tenant trashed the place and it has cost me 10 weeks and thousands of pounds to put it right I am on the brink of financial disaster and at the end of my tether when I let her move in.

I want to know what I can actually do? Is it simply serve a section 8 and wait 2 weeks to start action?, Im sure I can do this as housing benefit runs 28 days in arrears I never received the first months rent upfront (as stated in all standard contracts) so she is 8 weeks in arrears technically already. Would I use grounds 2, 8, 11 & 17 or just use ground 8?

Do I need section 8 as the contract has never been honoured from the start? Obviously its a new contract so a section 21 is well out the window. Im planning to go round there and talk to her, serve a section 8 in person if thats what I need to do.

Any help, tips or advice would be really helpful,
