Hi - thanks for your time.

I have had a bit of a nightmare with my recent tenants. They moved in on Aug 11, 2012 and every single month since then, have either been late or not paid their rent. To date they owe £2,000.

Their last month rent on the contract is due on July 11. I am wondering what I should do now to get them out. I am assuming I have to serve them a Section 21 (b) is that correct? Should I do that now or wait until May 11 (two months prior)?

One last point - I didnt put their deposit into a third party scheme - which I now realise I should have done. Their deposit is safe but will this have an effect on the Section 21 as bailiffs I spoke to about this situation said that because I hadnt used a tenancy deposit scheme, my case would likely be thrown out of court.
