I have recently rented out my house and my tenants have asked whether they can investigate and improve the floorboards in the upstairs rooms as they are quite noisy. The house is was built in the 1890\\\'s and the tenants came around on two occasions to look at the property without mentioning the noise. My letting agent says it is a win-win situation for me as they want to make the improvements and cover the cost. I am concerned that, as the property is so old, it will involve lifting the floorboards to deal with the joists which in turn will mean the skirting needs to come off which will then dislodge the plaster and the whole thing will need redecorating - if they make these changes do they then have rights? Also, if they hit a gas/water pipe or someone is injured, does this go against me in that I have to make a claim through my own insurance? I look forward to hearing from you.
